AI Manager for Short-Term Rentals: Price First
One apartment, yet the small tasks around it look like those of a small hotel. Here is how our partner started: with the question of whether the price is right, and with one rule. The price changes only after the owner says yes.
One apartment, many small things
A short-term rental seems to need little management. You post the listing, check the guest in, arrange the cleaning. But questions pile up every day. Can I arrive early? Where do I park? What is the Wi-Fi password?
Between those answers you need to check the price, reply to a new booking request and make sure the apartment is ready for the next guest. There are many tasks, and almost all of them are small.
Our partner, the integrator EFFI AGENTS from Kazan, decided to start with the simplest question: is the price set correctly?






Step one: compare the price with the market
We connected the agent to the analysis of listings on Avito and other platforms. It finds similar apartments, compares them with ours and suggests a price.
In one analysis, the price came out about 9-12% below the median of comparable listings. That does not mean income will rise on its own after a price increase. The owner has to look at occupancy, specific dates and demand. But the owner now has a reason to review the price, and that reason is a comparison, not a gut feeling.
Step two: the right to change the price, but only with a yes
Then the agent was given access to the personal Avito seller account. Now it can update the price in the listing, but the order is strict:
- the agent suggests a price;
- it explains why this exact price;
- the person decides;
- after confirmation, the agent makes the change.
For the owner this is the main condition. The assistant works with his business, and he wants to know what it does and on what basis.
How this connects to CapyAgent

Why the price first
The price is a good first task for an agent, for three reasons. The data is open: competitors' listings are visible to anyone. The result can be checked: there is a suggestion, a basis for it and a decision by a person. And a mistake costs little, because nothing changes without confirmation.
Correspondence with guests is harder. Tone matters there, and the agent first needs the apartment's rules, answers to typical questions and an understanding of when to call the owner. So it makes sense to take it up after the price. In the partner's description, guest messaging is among the next steps.
What is still planned
Two things work now: market analysis and price changes with confirmation. The partner describes everything else as next steps. We write about them as plans, not as finished work.
- Before booking. Answer guests' questions, clarify dates and the number of guests, remind them of the apartment's rules.
- Before check-in. Send the instructions and, once the check-in conditions are met, issue the access code and the Wi-Fi details.
- After check-out. Create a cleaning task, ask for a photo report, remind about consumables.
- For the owner. Compile a summary: the inquiries, the bookings, the occupancy and where his decision is needed.
- For guests. Put together a list of events in the city for the travel dates: what is nearby and what can be seen for free.
The owner summary is close to what CapyAgent already does: on a schedule, the agent collects the data and sends the result to Telegram. The morning CRM digest works this way, for example.
How to measure the result
The criteria here are ordinary. How much time goes into messaging. How quickly guests get a reply. How occupancy and income change. The owner can track these numbers too: write them down before the launch and compare after a month. If the figures have not moved by then, the agent should have started with a different process.
